Sean and Wendy are both 35 years old. They make a combined income of $7000 a month. At the time that they met with us, they were the owners of a 4 room HDB flat.

They had the intention of selling their home to upgrade to a 5 room flat. We discussed their goals with them and we created a detailed and meticulous asset progression plan for them with the express intention of growing their wealth.

With this plan, they successfully upgraded to a private condominium instead of a 5 room HDB flat without touching any of their savings and even have a CASH reserve of $120,000.

They had used a considerable amount of their CPF funds to fully pay off the loan on their flat. The current CPF interest rate is 2.5%


Assuming you decide to use your CPF OA balance to pay off your housing loan, you will lose:

   
The 2.5% accrued interest you could have earned from leaving it inside CPF
A portion of your cash proceeds because you have to pay the 2.5% accrued interest back to your CPF when you sell your HDB

$200,000 worth of CPF funds used to pay for your HDB will result in a loss of $26,300 in interest earnings at the end of just 5 years!!! And you will have to pay back this $26,300 from your cash proceeds to your CPF
This accrued interest will keep increasing as long as you are holding on to your HDB.
This means lesser cash on hand for you after selling your HDB!
